    How do I schedule a showing?

    Schedule from our website online is the easiest way. Contact us and let us know which home (or homes) you’d like to see, and we’ll make sure they’re available for you to tour at a time that’s convenient for you and your schedule. You’ll need to provide a photo ID before we show you a property.

    Are pets permitted?

    That depends on the property and the type of pet you’d like to bring into the home. Our listings will often indicate whether pets are permitted, and we can provide you with a full copy of our pet policy if you need a pet-friendly home. There is a pet fee required and certain dog breeds are prohibited.

    How do you screen and what is required to be approved or a property?

    We evaluate applications based on four categories; rental history, credit, income and employment history, and debt to income ratio. Our application fees are $95, and you’ll need to complete the application and provide supporting documentation, which includes income verification and identification. Once approved, a $195 administrative fee is payable to Sarasota Management & Leasing.

    Can I move in with roommates?

    Roommates will be considered, but each roommate must qualify independently through an application and tenant screening. All roommates on the lease will be held equally responsible for rent payments and lease terms. Two people per bedroom are permitted to occupy a property.

    When can I move in?

    Once you’ve been approved, we’ll contact you to sign the lease agreement, collect the security deposit and other funds, and settle on a move-in date.

    How can I pay rent?

    We accept rent in a number of different ways, and most tenants prefer to pay online through their tenant portal. It’s an easy, secure, and convenient way to pay every month, schedule recurring payments, or set up reminders for yourself when rent is due.

    What if I have a repair request?

    Routine maintenance can also be requested through your tenant portal. Log on and send us a detailed description of the maintenance needs. We will respond quickly with next steps and keep you informed about when the repair will be completed, and by whom. We appreciate your attention to immediate maintenance reporting and your cooperation when vendors need to get into your property.

    When will you renew my lease agreement?

    We will contact you at least 60 days before your lease ends to offer you a renewal or make plans for move-out. If you decide you won’t be renewing the lease agreement, make sure you send us a notice to vacate within the appropriate amount of time.
