    How do you find tenants?

    We start with a strategic marketing plan that attracts well-qualified residents to your property. As we move through showings and accept applications, we provide information about our screening criteria to prospective tenants and measure each application against that objective criteria. We will only approve residents who demonstrate a history of paying rent on time and being financially responsible tenants.

    Can you help me reduce my maintenance costs?

    It’s no secret that maintenance is more expensive lately, thanks to the higher costs of labor, materials, and supplies. We keep costs down by working with preferred vendors who provide us with exceptional work at their best prices and by prioritizing preventative services that reduce the risk of expensive emergencies and deferred problems.

    How much can I earn in rent?

    That’s a great question, and one that we’ll answer with a comparative market analysis that shows you what you’ll be able to earn based on market strength, competition, and the condition and location of your property. We are always happy to provide a free rental analysis.

    How long does it take to rent my property?

    We work hard to limit vacancy by ensuring your property is ready for the market, attractive to good tenants, and priced competitively. In our experience, homes rent within a couple of weeks unless there are extenuating circumstances.

    What do your property management services cost?

    Sarasota Management & Leasing is one of the few property management companies that has a set of guarantees in place. Our premium service plan includes a leasing guarantee, which ensures there are no lease breaks, a property condition guarantee, which ensures assessments with photos are routinely conducted, and an eviction guarantee, which means you don’t have to worry about expensive evictions when we place tenants.

    As a valued client, we know you may have questions about managing your property day-to-day, from accessing your monthly statements to understanding next steps if you ever consider selling.     When can I expect rent to be deposited?

    Rent is due on the 1st, late on the 5th, we do owner distribution on the 10th of the month, to ensure the funds have cleared. We provide online payment platforms for our tenants, and they tend to prefer that to any other payment method. This means rent is paid on-time and processed quickly and electronically.

    Can I track my income?

    You can. On your owner portal, you’ll have 24-hour access to real time account information. You can find accounting statements that include income and expense breakdowns, existing lease agreements, maintenance invoices, our property management agreement, and any other resources you might need.

    Should I consider renovating?

    We believe that consistently updating and improving a rental property will keep it attractive to tenants and contribute to higher rents, better residents, and higher retention rates. It’s also good for the long-term value and condition of your investment. We can talk about the renovations that make the most sense for the market and your ROI.

    Am I involved in maintenance?

    Our maintenance platform will notify you when a tenant reports an issue. We will then coach the tenant to solve the issue if possible, then send a vendor if needed. We will ask for your approval before spending more than an agreed-upon amount on a repair. We’ll be the first point of contact for tenants, and we’ll also take care of all repair logistics.

    How can I upgrade from a lease-only plan to a full-service or premium plan?

    Just let us know! After getting a qualified tenant placed, we’d be happy to provide extra value and service, including the guarantees that come with our premium plan.
